Dan, I don't have the numbers in front of me at the moment, but I tested the water at NJLS this past January when the board was considering a water softener to be installed at the club. I do remember it was around a pH of 7.0, so some soda ash solution will be needed to bump boiler water pH to 10-11...

A good alternative location for an axle pump could possibly be mounted under a tender truck. Use quick connect fittings between the truck and tender body. Your boiler care regimen is mostly on point. I would like to add that once water is heated, oxygen ions are driven off into the atmosphere.
