Mark makes a very good point. Middle Tennessee to Western North Carolina has been growing as a retirement destination and the first question asked in any conversation about moving or a planning a development is "What is the healthcare situation?" How close is the nearest major hospital and what are the capabilities of the local facility, if any?

WW is an RV park and very few live steamers have dropped by. The owner has a trailer park up the hill from the track and RV park and had visions of Live steamers buying a trailer site and moving in. Have any of you guys that belong to a club track ever thought "What if I lived here and was stuck with this piece of property?". I've never mean to a club where everyone got along; they always fight over the tiniest piece of bull crap that come up. It's unbelievable the way most club member work. I'd NEVER buy into "live in club track".

There is a residential development going up beside the live steam park in Airdrie. I have thought about buying a house that backs onto the park and, assuming the club is ok with it, run a spur track into the yard so I would have drive in drive out abilities... I mentioned it talking with a few members there and they thought it was a neat idea, but I haven't pursued that thought very far.

I would bet, money, chalk, or marbles, if you had the site, you would get approved. What a way to point at dedicated members than a private line connection.

The disadvantage I see, and one of the reasons I am hesitant to further this idea, is it may set a president. I consider myself, and think most other members there would look at me this way, a good member and one who is active within the club on an irregular basis.
If the prospective neighbours living in a similar location see my spur line, do they become members to demand their own line because I have one? Where does that lead? Right now I would consider the executive of the club strong with a good ability to handle things delicately and with tact. Being an elected executive, that may not always be the case. Additional members in the club who contribute are not a problem, it is the members that are parasitic and think that they are owed something that I don't like all that much, and I think put a damper on attitudes and participation.
As has been mentioned in this thread, good strong rules for everyone to play by are a good thing.

Out of curiosity, how many residences are attached to Train Mountain? I mean - got a track to the basement - hookup?
Maybe its not a matter of direct connection as much as it is to having a place to store you equipment (containers, roundhouse, car storage etc) and group areas (shop, clubhouse etc, waffle house, pub) that are in sync with the railroad.
Maybe a residence in view of the main? Walkable distance to central facilities, etc.

Curious, reading through this discussion, I did not know that Train Mountain offered individual parcels of land for sale? Can someone confirm this, or point me in the direction of finding out more? I haven't seen anything about this on their site.

I think a better arrangement than the "homeowner association" structure would be a central club property surrounded by subdivision lots. Adjacent property owners would be allowed, but not required, to build a connecting spur at their own expense if they are a member. Not all members of a club would want to live on-site, and a successful club needs these members too. Some non-rr people purchasing adjoining lots might be interested in joining the club to go hunting on the club property (closed to hunting by non-members) during deer season. If someone dies or moves away, the club can continue unimpaired, if a non-live steamer buys the property.
There would be some legalities to resolve. For example, the subdivision covenants would need to recognize the existence of the club track, so an adjacent property owner couldn't sue the club as being a nuisance.
